Even if an inflated price is achieved, the surveyor will need to be able to justify the value with comparable evidence to the mortgage lender. if he is unable to do so there will undoubtedly be a down valuation which may leave you in a difficult position with your prospective house purchaser or other future financial plans. Under valuing, however by a less scrupulous agent could result in your home being undersold.
